Agreement

We provide property investment opportunities meeting Client’s Criteria:

• Case manage property purchases
• Assist in refinancing properties

Terms:

• Commitment fee secures property investment opportunities
• All fees held in Company Client Account until property exchange
• Opportunity provided within 60 days; full refund if not found
• Client responsible for property selection; no liability for Target Criteria mismatches

Terms and Conditions

• Act as vendor agents, not licensed investment advisors or estate agents
• No guarantees regarding investment activities
• Property information accuracy not guaranteed
• Client responsible for independent verification
• Not responsible for third-party property details
• All areas, measurements, and distances are approximate
• Text, photographs, and plans for guidance only
• No liability for misadvice or mistakes from third parties
• No third-party enforcement rights under Contracts Act 1999
• Governed by English Law

Purchasing

• Read and agree to terms before conducting business
• Reservation fee due upon sale progression notification
• All payments must be made within 24 hours
• Opportunity provided within 60 days; full refund if not found
• Comply with AML laws and regulations

Payment

• Payment by cheque, bankers draft, or bank transfer
• Payment in GB Pounds Sterling; currency conversion fees may apply
• Company-nominated solicitors and mortgage brokers are recommended

Miscellaneous

• Reservation Fees held until exchange; no interest accrues
• No refunds if purchaser fails to fulfill obligations
• Clients authorize obtaining mortgage valuation copies if needed
• Not responsible for post-transaction outcomes
• Sell to businesses with proper compliance and legality
• Protect against repercussions of mistakes from other businesses

Copyright, Privacy, and Internet Use

• Use information for order processing and service provision
• Email only about property investments and related matters
• Information collected: name, address, contact details, investment goals
• Keep information secure and accurate; allow corrections or deletion
• Comply with privacy laws; obtain consent for transferring information outside EEA

Governing Law

• Governed by English Law
• Disputes shall be heard exclusively in English courts

Services Offered

• Provide property investment opportunities meeting Client’s Criteria
• Case manage the client through property purchase
• Project manage and oversee property refurbishments
• Administer property handover to reputable letting agent for management
• Assist in refinancing property if client chooses to do so

Terms of Service

• Commitment fee secures property investment opportunities
• All fees held in Company Client Account until property exchange
• Opportunity provided within 60 days; full refund if not found
• Client responsible for property selection; no liability for Target Criteria mismatches

Terms and Conditions

• Reservation fee due upon sale progression notification
• Remaining amount due 24 hours before property completion
• No property assignment without completed application and paperwork
• All payments must be made within 24 hours of agreement signing
• Reservation fee due for each property progressed
• Full refund within 48 hours for cancellation or change of mind
• Full refund if unable to purchase due to foreign fund transfer issue
• No fee refund if unable to complete after initial 48-hour period
• Refund of reservation fee if property doesn't progress due to vendor withdrawal
• Failure to submit paperwork results in relisting and fee loss
• Administration fee held if deal canceled after 48-hour period
• No authority over funds after property completion
• Agreement to conduct own due diligence before commitment
• No third-party enforcement rights under Contracts Act 1999
• Governed by English Law
